You’d be amazed how often property records don’t tell the full story!

Recently, someone contacted me to sell a parcel of land. I rolled up my sleeves and did what I always do — started with the tax commitment book, found the map and lot, checked the tax map, and then pulled the deed.

Except… the deed listed in the town records was for an entirely different property in another town! 😳

That’s when the detective work began. After reading through years of old deeds, following the ownership trail, and contacting the county registry of deeds, I finally found the issue. (Huge shoutout to the helpful staff there!) Together, we traced the problem back to an error made twenty years ago.

The original attorney who handled the sale was still in business — and when I called, he agreed to prepare a corrective deed at no charge since the mistake had started in his office. The original seller is still alive, and the heirs of the buyer are now working through probate so everything can be cleared up the right way.

💡 Moral of the story: Always, always READ THE DEED!
Just because something appears in the tax book doesn’t mean it’s accurate.
A little extra research now can save a lot of heartache later.
